Our Simple 5-Step Process

Step One

How it normally begins...

 

A sketch (and/or photo) is sent to us (via text or email)

 

The sketch shown at left is an actual client's sketch.

 

A simple sketch that shows the layout and desired room sizes/locations is what we typically get from potential clients.

Step Two

We have our Free Estimate - Virtual Meeting to discuss the project in more detail and reach consensus on fee/timeline.

 

After a good-faith deposit is received, you are considered our "client" and we are in "agreement" to begin drawing.

 

Designer will advise of the next progress meeting date/time. (virtual meeting schedules may vary, but are normally weekday evenings and are 30 minutes long)

 

We use Zoom Meetings for our virtual meetings.

Step 3 - Floor Plan Review

It starts to get real...

 

The FLOOR PLAN is the most important drawing. At this stage in the process, we meet until client is satisfied and can agree to continue with the creation of construction drawings.

 

We do not rush through this very key process. 

 

Minor changes are common and can/will be made at anytime throughout the process. Major floor plan changes are not desired as those may/will delay the project and plan costs could/would increase.

 

We highly recommend that the client is as prepared as possible so that the process goes smoothly and efficiently. We created a free video guide on "How to draw to scale" that is available by clicking the button below. (will open in YouTube and is ~7 minutes long)

 

Step 4 - Construction Drawings

Relax while we develop the construction drawings.

 

A "full set of our plans" will contain the following drawings at a minimum;

 

Foundation Plan (slab/crawlspace)

Floor Plan (detailed with all dims and notes)

Exterior Elevations (views of all sides of house)

Interior Elevations (cabinet details, cross-sections etc.)

 

Other drawings can be made for an additional fee.

(i.e. Plot/Site Plans, Electrical diagrams, Plumbing diagrams etc.)

 

The client advises which additional drawings are wanted, needed and/or required for their project/builder.

 

 

Step 5 - Delivery

The process completes...

 

The client is notified that their custom house plans are complete. Final invoice is sent. Once the client has paid any outstanding invoices - the designer emails the drawings (PDF Files) to the client.

 

In this digital age, PDF files (aka the drawings) are provided instead of "printed drawings on large paper".

 

We CAN & WILL provide prints and mail them out, for an additional fee (ink and paper are never free). It is normally more cost-efficient for clients to print their own (at a print shop like PIP Printing etc.)

 

As soon as the plans are complete and delivered, you can rest assured that any reputable builder will be able to build your new home. Also, if any errors or omissions are found by you or your builder, we will correct them at no additional cost to you. Requests for 'changes' to the plan can always be provided by contacting us. We keep all of our plans on file to infinity. Since we have the original plans on file, we can easily accomodate renovation/addition plans for future modifications or to answer any questions related to your plans that may arise in the future.
